Edgell Building Inc. is one of the longest serving construction contractors in Missoula, MT.--We have 40+ years of experience in residential and light commercial construction, excellent benefits, and competitive salaries.--We are currently searching for a new addition to our team that can handle both estimation of commercial projects and project management duties.
Commercial Construction Project Manager Job Description
As a estimator/project manager, you will plan, coordinate, and supervise the construction of commercial projects from start to finish. This job involves tasks such as monitoring the construction process to ensure the project is completed to schedule, negotiating contracts, and securing building permits and licenses. Project managers and estimators typically work 50 hours per week, with additional hours worked as required by projects or bids.--This position will be located at the Edgell Building Inc. main office, but a fair amount of time will be spent on the construction site, monitoring the project and making assessments about the progress. This role is well-suited to people who have an analytical mindset and great organizational skills.
--Commercial Construction Project Manager Duties and Responsibilities

Collaborate with Teams to Outline the Project - Commercial construction project managers work with architects, engineers, and clients to determine the specifications of a project. They plan the construction operations and schedule each phase of the timescale to make sure the project is completed to the set deadline.


Negotiate Contracts - A key part of this job is negotiating with external vendors. These project managers amend the contract where they can to reach a profitable agreement that all parties are satisfied with and one that works within the set budget. Commercial construction project managers also obtain the necessary permits and licenses from authorities to ensure the project meets regulations.


Estimate Projects and Change Orders - Applicants should have the ability to perform at least limited material takeoffs and demonstrate an understanding of pricing and estimation required for bidding and winning commercial construction projects.


Determine Necessary Resources - Project managers determine the resources required for each aspect of the project, such as equipment needed, materials, and labor, assessing each of these for budget limitations. They make sure that the equipment and materials are acquired on time and check stock levels regularly to make sure anything that's running low can be reordered.


Allocate Responsibilities and Tasks - Project managers also hire contractors for the build and allocate responsibilities and tasks to them and other staff to ensure the project is completed efficiently. Throughout the project build, they supervise the work and performance of the team, providing advice and guidance where they can, as well as checking that health and safety standards are met.


Prepare Reports - Commercial construction project managers regularly assess the progress of the project and the performance of all involved. They prepare detailed reports for key stakeholders that outline the successes as well as any issues that arose throughout the development of the building.

Commercial Construction Project Manager Skills and Qualifications
Commercial construction project managers have an in-depth understanding of construction methods and principles, tools, and equipment. These team-players also have a familiarity of health and safety regulations. Typically, employers require a bachelor's degree in construction management, engineering, or a related subject, in addition to the following abilities:

Negotiation Skills--- Commercial construction project managers are skilled at negotiating, whether it's the price of materials, labor costs, and contract terms and conditions
Time Management--- Construction projects hinge on tight deadlines and strict schedules, so commercial construction project managers need to be organized to manage deadlines for themselves and workers on a project
Leadership Skills--- This job requires the ability to assign tasks to construction workers, subcontractors, and other team members, so these managers need to have great leadership and delegation skills
Problem-Solving Abilities--- Commercial construction project managers handle unexpected issues and hold-ups and solve any challenges that arise over the course of a build, such as materials not arriving on time
Speaking Skills--- These professionals must give clear orders to workers, communicate complex information and technical details, and ensure that all members of the team are aware of deadlines, so strong speaking skills are vital
Estimation Skills - The ability to be able to perform takeoffs and estimation of costs on a project are vital to this role, along with the ability to sell clients on the proposal package.

A typical minimum requirement to become a commercial construction project manager is a bachelor's degree in construction management, architecture, or engineering, but the position could be filled by someone with the appropriate level of field experience verifiable by resume and background check. Those in this role typically learn management techniques through on-the-job training, and we are willing to train the right applicant to grow within the position if necessary.
